Homeowners often ask me what happens to their home's value if they spend $50,000 or so on a new kitchen. Could they add the renovation cost onto the asking price, and maybe something extra for the inconvenience?
If only it was that easy! The value of any property is determined by far more than a renovation.
The most significant factor affecting the price is the balance between supply and demand for property at the time you list your home for sale.
If supply is scarce and demand is high, upgrading your kitchen could significantly increase your home's value, potentially paying for itself multiple times over. Conversely, in a situation where demand is low, recouping your investment becomes much less likely.
The most effective strategy to maximize your investment return is to list the property for sale as soon as the renovations are complete. Renovations that are a few years old tend to lose their appeal and value.
Buyers evaluate the price based on the overall condition of the house. A modern kitchen can significantly pique interest and may even enhance your bargaining power if there are multiple potential buyers.
However, it's important to recognize that the exact impact of your kitchen renovation on the sale might never be fully known. So don't obsess about the kitchen too much or think that an upgrade has to be expensive. Here are some other ideas to attract buyer interest.
Instead of spending a fortune on a complete overhaul, consider a more budget-friendly update for sale. Simply replacing the fascia of drawers and cabinets, adding a new benchtop, and updating the handles can significantly enhance the look. Opt for a classic style to achieve a stunning transformation.
This area of the home holds significant influence as well. Neglected bathrooms can deter potential buyers, but a thorough cleaning, fresh grout, updated shower screens, a modern vanity, and new tapware can rejuvenate the space, giving it a fresh, appealing look.
Adding an extra bedroom allows you to confidently incorporate the cost into the asking price. The number of bedrooms is a key factor for buyers when deciding to view a property.
An energy-efficient home is all the rage right now that could well deliver a return on investment. This is a premium feature that appeals to an increasingly wide audience of buyers so elements like rain water tanks, solar power or energy efficiency can all be worthwhile longer term investments that support your lifestyle as well as add value to the home.
Repainting your home will give it a lift and buyers respond favorably. But they're unlikely to put a specific value on the work. That said, if your home is a little rundown, you'll lose a lot of potential buyers. So, it would be a good investment in those circumstances.
An increasing number of buyers are ruling out prospective homes because they don't have office facilities. The Covid-19 crisis has made it an essential item for many professionals with the increased emphasis on working from home becoming part of our work mix.
